The Planning, Design and Engineering of a Building Project is a highly complex activity, but it all starts with your needs and your ideas on how to best solve those needs.
 
When working with me, the process starts with a Free Consultation and Free Concept Plan. During the initial meetings, you share your dreams, your goals, your vision, and your constraints and budget for the Project. With this always in my mind, I investigate the site and the regulatory constraints that effect your Project. By researching the applicable codes and zoning ordinances, I will discover the best way to design your project, while meeting the City's Planning and Building Ordinances.

After these preliminary steps, I wiil then generate the Free Concept Design. This will bring your ideas to life and onto paper. The Free Concept Plan becomes a starting point for more design and discussion and is the starting point to providing a construction budget and estimate for your Project.

At this stage, you, the client, are able to have a good idea of what can be done and the costs associated with the Project. It is my intention to provide information and education about the construction process, so that you can make the right decisions. If you choose to move forward with the Project, my company will provide you with a complete written estimate and proposal for the Design and Engineering Services. These services lead to the production of construction documents, which are the plans necessary for approval by the Department of Building and Safety. My services include the coordination of the entire process, including submittals and expediting of the Plans to the City and the various Departments for necessary approvals.

During Construction, I will be available for Free In-Office consultations with your Builder. Also, I am available for On-Site visits, Construction Coordination, Structural Observation and Construction Management Services.

Construction Management

Hiring a General Contractor on a Lump Sum Contract is not the only way to build. Another method is the Construction Management Delivery System. In this case, the Owner acts as an Owner-Builder hiring the Subcontractors directly. The Construction Manager, acting as an Agent for the Owner and working for a fee only, provides technical direction to the Subcontractors and Owner. By working with a Construction Manager, the Owner is able to have more control over the process and allows both the Subcontractors, Construction Manager and the Owner to act as a Team.
